Subject: Repairs to Units H7-H8
Dear Homeowners,
You may have noticed a major construction project at H7 and H8. The work involved the demolishing of the balcony in order to replace water damaged wood framing around windows and doors. We were first alerted by the H7 resident that there is a substantial water leak involving two of their windows. Upon inspection, we found that the framing around the windows were completely rotted out. Not knowing the extent of damage, we decided to have an inspection by a construction engineer who reported back to us that the balcony was unsafe and detailed what we needed to do to remedy the situation. It was also noted that hurricane Dolly took the entire roof off of H8 which may have contributed to the wood rot issue.
After management solicited three bids, we awarded the job to Valley Carpenters. They demolished the balcony and repaired all damaged wood, repaired and replaced the windows and doorframes, rebuilt the balcony, reinforced the stone pillar and painted the new railings.
The total cost was $16,400, which was paid to Valley Carpenters in two installments.
